1st is from editor, second from the game- from the game looks ok, but in the editor is all messed u p - why?

Well, it's a known issue that the editor did not display sprites with alpha channels properly (in fact I think it never takes the alpha channels into consideration). I don't know whether it was fixed or not yet, but as you bring this up I think it's still the same then.
As the engine can display the graphics properly I think it's not of high priority to fix the editor at the moment. I agree that it can be annoying at times and hinder production of games though.
Can you explain what is in the screenshot ... is the top half the room background, and you have an alpha-transparent object covering the bottom half?
Yes as Gilbot says the editor doesn't currently render alpha channels, though in a case like this I can see how it woudl be annoying. Is this something that other people find annoying?
Yes, all black or gray parts should be transparent in the editor.

yes, this has been very annoying for me. So if this is changeable, I would very like to see this in the next ags.
I often experience the problem in the sprite editor where alpha sprites have weird garbage around them in their supposedly transparent area (random line patterns that fill out the square, sometimes seems to be parts of the sprite stretched out). It can make it quite difficult to identify your animation frames.
I can attest to finding it annoying. :)
It can make it difficult to accurately place alpha-enabled objects on a background and such. I'd agree that it's not a priority fix, though.
