Okay, so my previous favourite place is unavailable on the dates we decided on. This place: http://www.homeaway.com/vacation-rental/p305585 looks pretty good though, and is â,¬265 per person with the 24 person limit. We could probably squeeze an extra couple of people in if necessary though.

Well that might not be a problem. But if we do have to set a limit on people, it's gonna be non AGS people (like girlfriends or whatever) that are first out. Aiming for something like 25 people should be fine though, since that's two more than we currently have planned.

Looks nice -- would the cost be a problem for people? What was the per-person cost of renting the Miami house last year?

It was $360 per person for the Mittens house last year, and according to google, 265 Euros = 360.5855 U.S. dollars, so it comes out exactly the same.

So if you're currently undecided, DECIDE! This includes bringing girlfriends or whatever. I will try to get a place with the exact number of spaces, to save money. I suppose girlfriends could share a single bed with their partner, and people could sleep on floors, if it came to it, but that wouldn't be very comfortable after a week. So yeah, I need numbers!

Okay, since the other place seem to be booked, I now have to look for new places.

http://www.homeaway.com/vacation-rental/p436376 <- this place houses 24, and looks pretty good. Plus it's actually available. It's slightly more expensive though, at â,¬290 each. Italian places seem to be quite expensive!

It says 22+2 which seems to be the magic number at the moment. With all the spaces filled and at the highest rate listed on the site, it should be â,¬209/person not including â,¬15 each cleaning at the end, which is one of the lower rates I've seen in a while

Right so I decided Im not gonna be able to go, road trip or no road trip.   
I am gonna start saving now for mittens 2011 (Presuming we are all still alive !)

Both nice suggestions, but I vote the cheaper more central place suggested by Disco.

I do really like the look of the place AGA suggested.  Plus it looks like it is a better location for Florence and Pisa etc.  Also, Vineyards!  I could probably accommodate the slightly higher price if needs be.

I remember looking at the place Disco suggested a while back and it seems a bit out of the way, although it is near Perugia, not that I know much about it.

I'd say AGA's one is my choice.
