I'm trying to draw a walkable area for a room, but whether I right and left-click, I get the message "You are currently using the eraser. To draw new areas, change the selection in the list above the properties pane." I don't see any properties pane though. There might have been something like that below the project tree before but if there was I somehow got rid of it.
Go to "Window" menu and see if the "Properties" option is checked; if not - click on it. This should make the pane visible.

Try dragging the title bar of the properties window over the top of the project tree. While you're dragging it, a set of directional arrows will appear:

Drop it onto the down arrow (as shown).
To draw with a pen instead of the eraser, you need to change the dropdown that says "Walkable area ID 0" to "Walkable area ID 1".

I was googling for my problem and found this old thread.
For some reason I have also lost my properties pane but when I go to the 'Windows' menu the properties is ticked and unticking and ticking it again doesn't display the pane. Is there a file that stores the editor layout I can delete to refresh this?
Any advice would be helpful because this has really stopped me in my tracks and I have no idea how I caused this issue.
Try this, find and delete the following file on your computer "{MyUser}\AppData\Local\AGS\Layout.xml".

I think it's several years as I suggested "reset layout" option to the menu to fix cases like this :tongue:
