Hiya i am playing this great new game, i have got out of the cell I cant get the note down from the tree in park or talk to the landlady at the apartments

I have given the ghost the chains and got the key but i cant open the box with the hammer it says dont wake the ghost also i have made the rat trap but cant figure out how to use it and one more problem how do i get into the cellar i have opened the door can someone help please

I tried what Jane said, but i am still stuck, at the ghost house i have toilet roll and stick but all that lights up is building and window, i can get in the window but cant get down the long drop can anyone help me have i missed something here thanks
