ROOMEDIT.CLB could not be loaded - Help

I appear to have fallen before the 1st hurdle.
Have just downloaded AGS and unzipped, try to open AGSedit.exe and I get the above error message.
Im I being totally dumb here or is it something not so obvious.

It seems like you haven't unzipped all the files...?

You should first reunzip it, and if it don't work, redonwload and unzip, and if still doesn't work, report the whole error message and something else important if you can think of anything...
